Estudio de viabilidad y factibilidad para crear una empresa dedicada al mantenimiento, aseo, vigilancia de edificios y residencias en el distrito primero del cantón de Nicoya, Guanacaste, Costa Rica en el periodo 2021-2022

Abstract

En el presente trabajo, se desarrolla una idea de negocios que busca contribuir con el desarrollo económico del distrito primero del cantón de Nicoya, ofreciendo empleo a todas aquellas personas que poseen conocimientos en las áreas de mantenimiento, aseo, vigilancia y otras áreas como fontanería y electricidad. En primera instancia, se desarrolla el capítulo I, llamado planteamiento de la investigación donde se desarrollan los objetivos del proyecto titulado “Estudio de viabilidad y factibilidad para crear una empresa dedicada al mantenimiento, aseo y vigilancia de edificios y residencias en el distrito primero de Nicoya, Guanacaste, Costa Rica en el periodo 2020-2021”. Seguidamente se presenta las justificaciones pertinentes y se desarrolla el modelo de análisis con sus respectivas variables (variable legal, técnico, de mercado y financiero), se detalla también la metodología que se emplea para desarrollar este proyecto. En cuanto al estudio legal, se busca determinar si esta empresa es viable legalmente y si cumple los requerimientos para poder operar. Por otra parte, el estudio técnico busca comprobar si existe el recurso humano y físico para poder desarrollar este tipo de labores, a su vez, el estudio de mercado pretende demostrar si existe la demanda y la oferta y por último, el estudio financiero, este determina la rentabilidad de la empresa. En el documento se establecen las fuentes de información utilizadas, se delimita la población, se realiza el cálculo de la muestra, se menciona la manera en que se van a aplicar los instrumentos para la recolección de los datos y por último se analizan.

In this work, a business idea is developed that seeks to contribute to the economic development of the first district of the canton of Nicoya, offering employment to all those people who have knowledge in the areas of maintenance, cleaning, security and other areas such as plumbing and electricity. In the first instance, Chapter I is developed, called the research approach where the objectives of the project entitled "Feasibility and feasibility study to create a company dedicated to the maintenance, cleaning and surveillance of buildings and residences in the first district of Nicoya, Guanacaste, Costa Rica in the period 2020-2021" are developed. Next, the pertinent justifications are presented and the analysis model is developed with its respective variables (legal, technical, market and financial variables), and the methodology used to develop this project is also detailed. The legal study seeks to determine if this company is legally viable and if it meets the requirements to be able to operate. On the other hand, the technical study seeks to verify whether the human and physical resources are available to carry out this type of work; the market study seeks to demonstrate whether there is demand and supply; and finally, the financial study determines the company's profitability. In the document the sources of information used are established, the population is delimited, the sample is calculated, the way in which the instruments for data collection will be applied is mentioned, and finally the data is analyzed.
